Why preparation matters
Buying a home is one of the largest financial decisions most people make. In the UAE, lenders look closely at income, existing commitments, residency status and the property itself before they make an offer.
Borrowers who prepare early usually have more choice: they understand what they can afford, they can compare offers properly, and they avoid delays once they have found the right property.
Rates and repayment terms
Most home finance offers combine an initial fixed-rate period with a variable rate afterwards, often linked to a benchmark such as EIBOR. A low introductory rate is only part of the picture — what matters is the cost over the full term.
When comparing offers, look at the rate after the fixed period ends, arrangement and valuation fees, insurance requirements, and any charges for early settlement or moving the loan to another lender later.
Deposits and loan-to-value
The Central Bank of the UAE sets maximum loan-to-value limits, which vary with factors such as residency status, the property’s value and whether it is a first home. The deposit you need follows from those limits.
Remember to budget beyond the deposit: property registration, agency, valuation and arrangement fees can add a meaningful amount to the upfront cost.
The documents lenders ask for
Expect to provide identification and residency documents, a salary certificate or proof of income, recent bank statements and details of existing loans and credit cards. Lenders also check your credit report from the Al Etihad Credit Bureau.
Self-employed applicants are usually asked for business documents as well, such as a trade licence and company financial statements. Having these ready shortens the process considerably.
From pre-approval to completion
A pre-approval gives an indication of how much a lender may offer, which helps when you start viewing properties. Once you agree a purchase, the lender values the property, issues a final offer and the transfer is completed.
Each step has its own documents and timelines. Knowing them in advance makes the journey more predictable for buyers, sellers and agents alike.
